I got all characters in chapter 3 maxed out, except the woman in town. It tells me to continue the investigation by talking to her in the morning, but when I go to her, the only option I have is there's nothing to report.

I know it's been a few days but maybe the answer will help someone else.
In the morning the game gives you a clue where you need to go to continue the story. If you have skip mode enabled, you probably missed it. Just walk through the rooms until you find a bubble with a question mark.
To continue keep an eye out for the clue in the morning.

And now my opinion:

It's true that visually it's not a very attractive game, but you end up getting used to it.
What has hooked me the most is the mystery surrounding the father's death and the experiments that he seems to have done.
I hope to see how this mystery ends.

I am 0ptimus, an indie developer making adult visual novels with Ren’Py. The Manor is my first game so I have a lot to learn and a lot to improve on, but I can already tell that when I play an adult visual novel, I like interesting storyline, humor, good graphics and quality animations! That is what I aiming for and my priority!

this game got lost in the shuffle. i downloaded 1.4 a year ago and meant to play it but got side tracked by other games. I can say after playing through the latest update I will not overlook this game again.

What do you mean a "bad start"? You mean "start" as in first updates or as in the game start is slow or having a bad pace?

The games has TONS of content. The main plot is actually good (at least is better than many movies I have seen recently... but that is not a lot to ask for)

I was just referring to the initial comments, it seemed like a lot of comments about navigation, grind, etc. being bad.

The game has a built-in walkthrough, so its not much of a problem really. It is a little clunky to explore the manor, but you get use to it pretty quick.

I progress through all of the quests and for all characters it just says something like "This is the end for now..."

Until that point there is zero sex happening... every "family members" stops just before that and there's only bj's etc

Am I missing something super obvious ?

So, you are in the intro basically.
Yes, you have to complete certain quest/plot points, and then you can "continue to next chapter" by touching a prompt in a certain time of the day. Will attach an image later. The progress at the begging may have change since I played it, but in chapter 2 onwards is as I described.

There are only 2 thing to do in the game, explore and advance time. This "next chapter" seems pretty intuitive to me, and also the game gives you clues like "i should stay in my room today" or things like that.

But anyway, now you can see the rest of the content. Have fun

I can't get into either the writing or the renders. The models that I saw look nice, but the hard jaggy edges and LLM ('AI'), and even the modeled, backgrounds are very distracting for me. The story is hard for me to read in most scenes due to unconventional phrases and odd sentence structure. There needs to be someone with more experience in conversational english to edit the text, IMO.

The game has been updated. The new version has a replay gallery, except the dev decided to put that behind a paywall (along with a couple of girls).

The file size is starting to get bloated but I did find a 5GB compressed version to download.

So, the game has not been updated here yet, but this is a familiar situation, alas.
It's a pretty good harem, the gameplay can take several days. The plot is also very good, all these secrets of MC's father, voices in the house, the FBI investigation, it's interesting to read the plot dialogues. The models of the heroines seemed repulsive at first, but the further you go, the more you get used to them, sex and high-quality animation more than compensate for the quality of the models. There is a lot of text in the game, so gentlemen who have forgotten how to read need to keep this in mind.
