To set a definition for what is a Cohab game, I'll bestealing from quoting a certain someone by the name of SeifukuLover. The primary criteria are that there must be:
Imouto! Life ~Fantasy~
This one is the one that when you think of Cohab, you think of this game. The premise is that you're living with your sister in a fantasy world, and have to balance your time and energy between interactions with her and the rpg part of the game. This game does quite a lot with the Wolf RPG Engine.
My personal recommendation is a playthrough vanilla, then adding
Finding Color in the Ashes
This one has a really satisfying gameplay loop, but a little lacking in the porn department as of the last alpha version. The dev wanted to focus on making a good game first, then touch on the porn afterwards, so i expect it to significantly improve in that department, if the dev's other work on the game is any indication.
REC
Had a somewhat slow and difficult start when I first played it, though recent dev updates seem have to made the game a bit easier. I would still go into this expecting to have to 'solve' it like a puzzle.
A Simple Life with My Unobtrusive Sister
When it comes to slow burn cohab games, this one is probably one of the slowest while still being relatively reasonable. Fantastic art, and the dev has been adding more and more h-scenes, so the slow burn is finally paying off. Money is still a pretty heavy grind though, so I would consider there being no shame in using the ingame cheat code to give yourself some more.

My Capable Kouhai Aoi-Chan
Highkey this is the most involved life-simulator game out of the list so far so I place this on top. You live with who used to be your college junior because of a sudden landlord administration issue. You eventually live it out with her as the both of you try to adapt at the days that you both have to work from house. Not only you can bring her to talk with you on many things, you can also talk with her while doing house chores: you can cook with her, do laundry with her, go shopping or the gym with her, laze and watch tv with her. Depending on how you interact with her, she will also have different opinions on you as well, and that's the more reason you get even closer with her to have heaven under the roof just for the two of you, a reunion of fate. (Note from max: I actually think the H scenes are the weakest part of this one, as there's basically 2 h scenes hidden in a list of 10, and the only real difference is the background location)
Ideal Hikikomori Life
It's a sandbox-like 3d life simulator with a shut-in daughter. You can cook with her, watch TV with her, you can also get kinky and do outdoor sex liberally with her, even to the point of getting called out by the neighbors if you get found out doing so (you get a bunch of offensive grafitti on your house for that). You can get her pregnant AND have the child at your house with you as well.
With the Devilish Her / With a Bewitching Girl
A very heavily-made live2d unity game with a tempting premise of a girl that needs to be paid for her school stuff. Significant in-house interactions, can dress her up with too many combinations of outfits, can play doctor, etc. Also have live2d sex that is well done. Only issue that it's heavy i.e. low-end computers will struggle with the game. Post-game content has pregnancy and has special dressups for that too.
Re:Sister
This one's also one of those very involved life-sim game with full access to the whole house. You live with your sister and you seek to regrow your relationship with her after not meeting her for so long. Not only you can exercise, have her cook meals, talk in the middle of those scenarios as well, and there's a couple of places where you can sex her in the house. All live2d animations, with a few still cutscenes here and there. There's some deeper lore you can fish out but most of the game you're really trying to be the sweetest family member for her, the only one you live with.
Naughty! Living Together / Ikenai! Dousei Life
A very well-madeWolf RPG Tyrano Engine game with a monochrome look. Premise is that you're living with a young girl that strives to be an idol, your girlfriend, basically. You can talk with her about many things, and most of the talks you can do with her relate to how much your relationship has progressed with her. You can get special cutscenes depending on how much the fanbase growth progresses. The sex parts? Mostly button interactions, but they're really good hand-drawn animations through and through.
How to Raise a Happy NEET
A very soft and simple RPGM cohabitation game with a casual playthrough. The story talks with her are sweet, she also gets sad if we couldn't feed her properly, but there is no game over in this game. The happier she gets, the more open she is, and the more she's allowing fetishes etc. Bath talks with her are also cute. Has 2 frames of sex loops but has pretty consistent internal view conditions i.e. it remembers how many creampies she take in that one night (personally important)
Amu-Chan Developer
A unity engine game with 2D art inside a 3D environment, even in the sex parts. It has sweet interactions on the day, but this game is more oriented towards the sex parts, like for example you can put a toy inside her and bring her shopping outside. Also, in bed, you can also creampie her and then stuff her with toys to prevent any of them spill out. This is also the first game I'll mention that has a very faint hint of cum inflation after creampie-ing her too many times, this seems like the developer's hidden fetish.
These have considerably weak in-house simulator premises (they don't have much in the interactions), and the meat of the content are mostly on the sleep sex / night sex and the activities outside the home:
Halcyon Days
the talk and skinship stuff at night is merely a roll whether it's a good/bad interaction, but the outdoor interactions are sweet, and the sleep sex part is non-animated at all even with sprite segments. Cut-ins are the only parts animated.
A Laid-back Erotic Life w/ my Childhood Girlfriend
Probably the weakest life-sim premise out of them all, sex is only on one pose only, but it sells good tier voice acting and live2d sex with internal view. Her insides are full at 5 creampies and with further progression, you can also sex her without pulling out. She gets grouchy after 10 consecutive orgasms though and that's where she's at her limit, but you can sex her regardless and she'll get mad about it. (Note from max: this is actually the only one on the main list here i actually havent tried yet)

Gonna be brutally honest here, I called Unobtrusive Sister a slow burn, but this one is slow and grindy genuinely to the point of being unfun. Still adding it here because its a cohab game through and through. The renders are pretty good though.
