I honestly don't think there are any meaningfully trans people in the story, but I'm also several updates behind (it's a sandbox, so I tend not to bother heavily until they're closer to completion), so one could certainly have been added later on. There are, though, a lot of futas and futa scenes (women adding a huge dick temporarily via magic) in the game, including one of the main characters/main LIs (IIRC, you eventually get the option to return her to non-futa but doing so kinda undermines the point of her entire storyline). While you could theoretically avoid most of it, the game would be far emptier. As for monster girls, a few of the girls are literal monsters: e.g. demons (both succubus-style lithe/sexy seducers and massive women with massive tits and massive horsecocks), vampires (including a vampire who wants to get pregnant by the MC), a girl with a detached head (who lets you get freaky with both her body and her head separately), etc.

Sounds like you need to unlock Amber. You'll need to progress with your photography until your weekly income is around $45-50 IIRC and then she'll send you an email. If you haven't started at all, you can get your camera from Katie on Monday evening. Then you'll need to do 2 photoshoots with Katie on Sunday evenings to unlock photoshoots with the other girls. Most of the shoots happen where you normally find the girls but a couple you need to invite them over to your house (check phone by the pool) and there are a couple outfits you have to buy to unlock shoots. Finally, don't forget to post the photos to your portfolio on the computer in your bedroom or you won't get the next shoot with that girl.
